When you accept an ERA® offer, the Sellers Security Plan assures you that ERA® will buy your current house if it doesn't sell within 180 days from the application date. ERA® guarantees the purchase price offer, so you'll know in advance the minimum you can expect from the sale of your house. You'll also have plenty of time to see if any other buyer is willing to pay more. Imagine how helpful this benefit would be if you wanted to build a home but needed to sell your home first. The builder wouldn’t want to start construction until they were assured you could perform on your end. With an accepted ERA® offer for your home you are transformed from a contingent buyer, to a non-contingent buyer!
What will ERA® offer for my house?
If your home qualifies for the plan there will be an appraisal done by an appraiser selected by you from a list provided by ERA®. If an offer is made it will be based off the appraised value.
You get the profit, ERA® covers any loss.
Almost always, you will receive more than the price guaranteed by the agreement. If ERA® ends up purchasing your house and then resells it for more than ERA® has in it (including holding and closing expenses), the net profits are returned to you. But if ERA® sells it for less, you don't take the loss, ERA® does. This demonstrates the integrity that is built into the program!
What will I be required to do?
Agree to implement the ERA® Five-Point marketing plan and list your house with us for at least 180 days.
Does this mean I have to buy a new home listed with ERA®?
No. You are only required to purchase your next home through an ERA® agent anywhere in the country. There are possible waivers involved for those over 55 who are moving to a long-term rental property or Military personnel moving into base housing.
What expenses will I have?
Your cost for participation in the ERA® Sellers Security Plan will include the same expenses due in any other home sale, including the sales commission and other closing costs customary in your market area. You are also responsible for the costs of the appraisal and the various property inspections.
How does my home qualify for the ERA® Sellers Security Plan?
Your house must be a single-family primary residence. Houses must have an average appraised value of at least $50,000. Properties valued in the top 20% of sales per prior 12 month MLS data for town, city, or area, or exceeding $750,000 do not qualify. Mobile homes, co-ops, or multi-family homes are not eligible for the plan. Other conditions include, but are not limited to, no abandoned in-ground oil tanks and shared wells.
What if my home does not qualify for the ERA® Seller Security Plan?
We’ve got you covered! In the event you are not directly eligible for the program it may still be of significant benefit. It increases potential buyer demand thereby differentiating your home and making it stand out from all other competing homes!
